Discussion on the proposed conversion of a detached garage to an ADU at the Joseph & Lydia Reder House located at 1622 Franklin St SE (Formerly addressed at 1616 Franklin St SE).

Background and Analysis:
Heritage Design Review for the conversion of a detached garage into an ADU at 1622 Franklin St SE.
Project site was placed on the Olympia Heritage Register on 5/24/05 as the Reder House (OHR 05-02). The subject garage was added to the home in 1941. Per OMC18.12.090, alterations to sites listed on the historic register go through Heritage Design Review.
The applicant notes that they plan to keep the existing cedar lap and side the new walls in the same materials. Paint colors to be discussed on site.
Climate Analysis:
Following the NPS guidelines encourages repair of historic material as much as possible, which reduces the introduction of more waste to landfills. If repair is not feasible, use of historic, often natural, locally sourced materials is then encouraged, which reduces the environmental impacts of the work. Replacing and renovating the windows provides an opportunity for the homes to be more energy efficient, while still maintaining the quality of design and the historic nature of the structures.
