Background and Analysis:
City Prosecution staff needs to move from the Justice Center site due to the recent sale of the Justice Center property. To accommodate the relocation, improvements are required to secure office space on the second floor of City Hall.
The City executed a professional services agreement with KMB Architects to develop construction documents, assist with bidding, conduct construction contract administration and complete construction close out services for the second floor improvements.
The project includes tenant improvements to a portion of the second floor of City Hall, including enclosing an existing open office area and creating individual offices, a conference room, restroom, and staff breakroom. The project also includes modifications to the heating, ventilation, and air conditioning (HVAC), fire alarm, fire sprinkler, electrical, and lighting systems.
The City advertised the project and opened bids on July 28, 2026. Construct, Inc., of Tumwater, Washington, submitted the lowest responsive and responsible bid. Staff recommends awarding the construction contract to Construct, Inc.
