Project Information:

Phase 1 - add new residential unit to ground floor by adding a bathroom, firewalls and doors, sprinklers, and privacy fence. Keep second floor the same with a light use occupancy of 49. Resident will use downtown residential parking program and there are no additional parking needs at this occupancy. No changes to current stormwater system using rain barrels to harvest rainwater. Site has 900 sq ft of vegetated surface and 300 sq ft of asphalt. No changes at this phase. Phase 2 - add ADA restroom, ADA ramp, and back exit to get full occupancy for use as a Community Hall. Additional parking will be procured to meet occupancy. No changes to stormwater system. Potential removal of two trees for ADA ramp, no other changes to landscape or surfaces.
